FARMERS HOME & RENTERS INSURANCE
More than an address on a policy.
Tell me about your home and what you want to understand. Maybe you’re closing on a house in New Braunfels, renting in San Antonio or reviewing a policy you haven’t looked at in years. We’ll start with your situation and make room for your questions.
At the Jennifer Hickman Agency in Universal City, I’m your direct point of contact. I’ll help you review available Farmers coverage, talk through the details and identify what information is needed for a quote.
Understand the foundation of home coverage.
Homeowners insurance includes several distinct protections. We can review what each means for your property:
Your home & other structures
Dwelling coverage helps with covered damage to your home. Other structures coverage addresses eligible detached features, such as a shed or fence.
Personal belongings
Personal property coverage can help with covered loss of belongings. Ask how replacement cost differs from a settlement that accounts for depreciation.
Additional living expenses
Loss of use coverage may help with extra living costs if a covered loss makes your home uninhabitable.
Personal liability
Discuss coverage for certain injuries or property damage you’re responsible for, along with related legal costs.
Medical payments to others
Offers limited coverage for eligible medical expenses when someone outside your household is injured on your property, regardless of fault.
Options for specific needs
Ask about available water backup protection and additional coverage for valuables such as jewelry or artwork.
Renting? Your belongings still deserve a plan.
Your landlord’s policy generally protects the building, not your personal possessions. Farmers renters insurance offers options for personal property, personal liability and additional living expenses after a covered loss. We can discuss what you own, your deductible and any insurance requirements in your lease.
Start with a simple room-by-room inventory: furniture, electronics, clothing and the everyday items you’d need to replace. Tell me if you have valuable pieces that need a closer look.

Bring your questions about roof coverage, wind or hail deductibles, rebuilding estimates and lender requirements. Tell me about renovations, a recent purchase or changes in how you use your property. We’ll review what the proposed policy includes and where separate coverage may be needed.
Standard homeowners insurance does not cover flooding. Flood protection needs a separate conversation; don’t assume that all water damage is treated the same way.

Share your contact details, ZIP code and whether you own or rent. If a closing date, move-in date or renewal is approaching, tell me. I’ll help you understand what comes next and how to provide property information or documents through an appropriate channel.
CLEAR ANSWERS. A PERSONAL CONVERSATION.
Before the next storm, move or renewal
Here’s where I’d start. Your policy and situation determine the details; let’s review them together.
What does a 2% wind and hail deductible mean in dollars?
Look at the insured dwelling amount, not your monthly premium. If that amount is $350,000 and the applicable deductible is 2%, your share is $7,000 for that covered claim. I’ll help you find the deductible that applies and compare it with an amount you could realistically pay.
My roof is older. Would insurance pay for a brand-new roof?
Not necessarily. Roof age, condition, the cause of damage and the policy’s settlement terms all matter. Actual cash value can subtract depreciation; replacement cost coverage has its own conditions. Before you switch, I’ll help you check how the roof is covered, including any schedule, exclusion or separate deductible.
I’m outside a high-risk flood zone. Do I still need to ask about flood insurance?
Yes. A lender not requiring flood coverage doesn’t mean there is no flood risk. Home and renters policies generally exclude flood damage. I can help you discuss separate flood options and when coverage could begin, rather than waiting until heavy rain is already in the forecast.
Why is the amount to rebuild my house different from its sale price?
A sale price includes factors such as land and the local market. Dwelling coverage focuses on rebuilding the structure. I’ll review the home’s size, construction and features with you so we can discuss the rebuilding estimate instead of simply matching the mortgage balance or purchase price.
A pipe bursts—or water comes in from outside. Is that the same coverage?
No. The source and timing of the water matter. A sudden plumbing loss, a long-running leak, sewer backup and outside flooding can be treated differently. Tell me what you want protection against, and we’ll review the relevant limits, exclusions and optional coverage before you choose a policy.
My landlord has insurance. What would renters insurance do for me?
Your landlord’s policy generally protects the building, not your belongings. Renters coverage can address your property, personal liability and extra living expenses after a covered loss. I’ll help you review the amount for your things and any special limits for valuables, rather than treating the lease requirement as the whole picture.
I’m renting my house out or putting it on Airbnb. Do I need to tell you?
Yes—before the change. Owner-occupied, long-term rental, short-term rental and vacant homes can need different coverage. Tell me who will stay there, how often and whether you’ll still live there. I’ll help review the available options; don’t assume your current homeowners policy follows every new use.
